201,000 sq ft warehouse acquisition for Perkins Engines

We were instructed to acquire a 201,000 sq ft warehouse to facilitate the extension of Perkins Engines’ engineering facility in Peterborough. 

Perkins Engines needed to relocate its engine block and parts distribution facility from its main Eastfield site to free up space for the extension of the engineering facility.

Identifying alternative property through focused searches

We conducted a focused search against alternative property criteria. Our original search was focused on a short-term lease with the objective of relocating the distribution facility back to purpose built accommodation on the main site in three years.

We identified Unit 2, East 17 at Orton Southgate in Peterborough as a suitable facility and began negotiations on Perkins Engines’ behalf.

Minimising costs and future liabilities for Perkins Engines

We were instructed to revise the lease to a medium length term and secured a significant rent free period.

Our Building Consultancy team prepared a schedule of condition report to ensure Perkins Engines was protected against any future dilapidations. We identified the need to improve the roof and the work was completed by the landlord who ensured the condition of the roof was recorded, potentially saving Perkins Engines considerable expense in the future.
