Our Office Agency team acquired 22,500 sq ft at One Reading Central, and our Building Consultancy team project managed the office fit-out to create a state-of-the-art workplace.
Business expansion fuelled move
Pegasystems is the market leader in business process management (BPM) and a leading provider of customer relationship management (CRM) solutions. Following its acquisition of Chordiant, it needed to expand from its existing base at Apex Plaza.
Having advised the company on two previous property deals, we were appointed for a third time to assist with its move in Reading.
Complex negotiations secured best value
We presented all available options throughout the Thames Valley – including properties both on and off the market. One Reading Central was identified as the best option. This was one of the largest town centre office acquisitions of 2010, and marked major inward investment from the US.
We negotiated a long rent free period, and other incentives, before managing a complex exit process from Pegasystems’ former offices. We also secured valuable timescale extensions to ensure a seamless operational move. Our team went on to assist with sensitive internal corporate reporting and staff management issues, to gain support for the move and to assist with workplace improvements.
Savings of more than £200,000
Our Building Consultants then procured and project managed the £1.2m office fit-out. We re-evaluated requirements and negotiated significant discounts to secure more than £200,000 in savings.
