Crossrail effect energises Twyford office market

Signifying the step-change increase in demand for office space in Crossrail station locations, Lambert Smith Hampton has let 15,336 sq ft and has 5,000 sq ft under offer at The Pavilions, Twyford, on behalf of BMO Real Estate Partners.

Twyford is an important part of the Crossrail expansion and will be served by The Elizabeth Line from December 2019. The train station, which is just 15 minutes’ walk from The Pavilions, currently provides access to the nearby commuter towns of Reading (7 minutes), Maidenhead (8 minutes) and Henley-on-Thames (12 minutes).  

Hannah Bennett, senior surveyor of Lambert Smith Hampton, explains: “Once The Elizabeth Line has opened, journey times into and through Central London from Twyford will significantly improve. Paddington will be accessible in 44 minutes, Bond Street in 48 minutes, Liverpool Street in 55 minutes and Canary Wharf in 62 minutes, without passengers needing to change trains.”

IT company, Prodec Networks, has taken a self-contained office building of 10,887 sq ft and a warehouse of 4,449 sq ft has been let to a light industrial occupier.

The Pavilions is an established business park situated in Twyford, near Reading, offering high quality office accommodation in a tranquil, landscaped setting, with excellent amenities nearby, including Waitrose, Costa, Natwest bank, a Post Office and pharmacy.
