Creating a new global mass spectrometry headquarters and disposing of and minimising exit costs of legacy properties.

We were appointed by Waters Corporation over a six‑year period to secure a site for a new global mass spectometry headquarters, as well as developing an exit strategy to dispose of residual property assets and liabilities.

We advised Waters Corporation on the search, acquisition and subsequent business rates assessment of a site in Wilmslow, Cheshire. The new 220,000 sq ft building accommodates over 500 employees and was unveiled by Chancellor George Osborne in September 2014.

We utilised our agency, building consultancy, investment and rating teams to advise on the exit strategy and disposal in relation to Waters Corporation’s legacy properties. This included the sale of a light industrial unit of 22,000 sq ft and a 45,000 sq ft three‑storey office building in Wythenshawe, Manchester, and the effective management of exiting its former manufacturing sites of 55,000 sq ft and 16,000 sq ft respectively.
