The challenge
Salford has seen huge growth in the residential development sector in the last 12 months, due to the continued growth of nearby Manchester as the region’s economic centre, combined with issues of availability and affordability in the Manchester city centre housing market.
The residential‑led Adelphi Wharf development, located within walking distance of Manchester city centre, has secured consent for 580 apartments and townhouses. Amenities will include two ground floor commercial units, onsite gym, underground parking, landscaped courtyard gardens and a riverside walkway.
How did we help?
This scheme paves the way for the regeneration of a former industrial site. Identified for development for some time without a viable scheme being proposed, we took the scheme through planning in two phases; the first of which was granted consent in May 2015 and the second in December 2015.
By incorporating landscaping and public open space within the application and presenting a robust viability argument, we were also able to minimise the level of financial contributions for our client to maximise returns.
