On behalf of Bedford Borough Council, we provided research and market data for a demand study which formed an integral part of a master planning exercise to submit a planning application for a high quality, 8.5 hectare sustainable business park at Wootton, Bedford.

The broad objectives of the study were to identify future demand for employment space, assess existing supply and availability, identify any shortfalls in supply, profile historic demand and take-up, and to provide an overview on Innovation Centres and Business Parks on a national level to establish examples of best practice.

In conjunction with David Lock Associates (Town Planners & Urban Designers), we were retained for the demand study and site appraisal. Our local knowledge and proximity to the market enabled us to profile existing employment space, ascertain areas of over-supply and under-supply, and identify and forecast areas of unsatisfied demand.
