Lambert Smith Hampton (LSH) has completed a major office letting success at Tower Wharf in Bristol, securing a new tenant across two fully fitted first-floor suites following a strategic refurbishment programme led by its local team.

Acting as joint agents with Colliers, LSH has let two newly refurbished suites to global recruitment firm PeopleScout, who were represented by Simon Price of Alder King. PeopleScout had a specific need to accommodate two distinct parts of its business separately but within the same location, so the flexible suite layout at Tower Wharf, along with its high-spec fit out, made the building a stand out choice.

Roxine Foster, Director at LSH, said:
“The high-quality fit out of the suites at Tower Wharf was very well received by agents and led to an immediate increase in viewings for the space. Feedback has been extremely positive, and letting both suites to a tenant that might not previously have considered the building shows the power of a well-executed refurbishment. These upgrades, along with improved ESG credentials, have helped transform a previously overlooked space.”

The success is part of a wider repositioning strategy for Tower Wharf, spearheaded by landlord Picton, and project managed by LSH’s building surveying team. The first-floor refurbishment - designed by Spratley’s and delivered by Vale Interiors - is the first in a rolling programme set to upgrade the whole building.

Works are now underway on the 5,215 sq ft ground floor suite, which will be brought to market later this year. The comprehensive upgrade includes the installation of new VRF systems, significantly improving the building’s energy performance and delivering a new EPC rating of A.

Jay Cable, Head of Asset Management at Picton, commented:
“We are committed to improving not only the environmental credentials of our buildings, but also ensuring they meet occupier requirements as demand for best-in-class sustainable space increases. We are delighted to welcome PeopleScout to the building and wish them every success in their new workspace.”

Tower Wharf’s transformation and LSH’s leasing success highlight the ongoing strength of Bristol’s office market and the demand for modern, sustainable workspace with flexible layouts and strong connectivity.
