We have acquired 17,382 sq ft for gene and cell therapies developer Orchard Therapeutics at 245 Hammersmith Road from Legal & General and Mitsubishi Estates.

The building has proven to be very popular with occupiers within this sector due to the buildings base build specification and resilient power infrastructure. It is also located within close proximity to Imperial College, which has recently helped create a cluster of Bio-Tech and Life Science occupiers in West London.

245 Hammersmith Road is one of West London’s most high profile recent developments and has won the National Social Value Award (2021), primarily due to its positive involvement in the local community.

The building boasts large open floor plates of c.27,500 sq ft and generous onsite amenities such as a communal roof terrace, urban garden and its own F&B operator integrated into the expansive 7,000 sq ft double height reception.

Following the recent flurry of lettings, 137,672 sq ft remains available in the building across levels 4-8.

BNP Paribas Real Estate and CBRE represented Legal & General and Mitsubishi Estates. Lambert Smith Hampton represented Orchard Therapeutics.

Craig Hinvest, Director – Office Advisory at LSH, commented:

“We are delighted to have represented Orchard Therapeutics in this transaction. Our team has now transacted over 134,500 sq ft in the Life Sciences sector in central London over the last 12 months.”
