 A 20-acre site close to a popular business park in Lincoln has been earmarked for a development of up to a dozen industrial and office units on a design and build basis.

Phase one of Enterprise West Lindsey, which is adjacent to Enterprise Park, Saxilby, will be suitable for units from 1,500 sq ft to 30,000 sq ft, said Andrew France, associate director at national commercial property consultancy Lambert Smith Hampton (LSH) in Lincoln. LSH has been appointed as sole agent to market the site.

“Demand for high quality units is growing in this area, particularly from owner occupiers for whom supply has dwindled over the past few years.”

“This is a superb opportunity for an occupier to have a unit built to its exact specification in a strategic location for the national road network.

“We anticipate that there will be a great deal of interest from both local companies looking to expand or national businesses that want to move and have a presence in the area.”

Phase one of Enterprise West Lindsey, on Skellingthorpe Road, can accommodate up to 12 units and work is expected to begin in 2019.  The site is allocated for classes B1 (light industrial / office), B2 (general industrial) and B8 (warehouse and distribution). Two further planned phases of development will add up to 150,000 sq ft of industrial units to the site.

The site is prominently located on the A57, adjacent to Enterprise Park and opposite the Riverside Enterprise Park, which is nearing completion. The A46 is four miles away, providing an easy link to the A1(S), A15 (M180/M18) and A1(N) via the A57
