Growing optimism as businesses snap up offices

There are further signs of a recovering office market in Leicester after three firms secured premises in the heart of the city’s business district.

Jane Taylor, Director of Office Agency at LSH in Leicester, said the flurry of lettings at Charnwood Court, New Walk, provided further evidence of renewed optimism in the city.

LSH and joint agents Phillips Sutton have had strong interest in the open-plan suites at this modern office building, which is just a five minute walk from the city’s main railway station.

There is now just the first floor available, which comprises 5,014 sq ft of space, after solicitors Smith Partnership agreed a 10 year lease on the 2,755 sq ft main suite on the ground floor. The first floor is available as a whole or in parts. 

Smart Recruit has moved to the 1,100 sq ft rear suite on the ground floor, after signing a five year lease, while Cambridge and Counties Bank has agreed a lease on second floor offices, which comprises 4,982 sq ft of space as an expansion of their existing occupation in the building.

Increasing occupier demand for office space

Jane said: “All three leases completed in quick succession. It comes at a time when we are seeing increasing demand from occupiers and a shortage of good quality office space in the city. The location of Charnwood Court means it is ideal for the professional sector."

Charnwood Court has a sophisticated security system throughout plus a fully-manned reception, which has been refurbished. A lift and stairs lead to the first and second floors.

The offices benefit from high quality internal finishes with air conditioning, fully raised access floors, suspended ceiling with inset computer lighting, WC and kitchen facilities, as well as secure on-site parking.
