Toys R Us were seeking to minimise terminal dilapidations exposure on a 30,000 sq ft leased office building in Maidenhead.

LSH provided Toys R Us with an expert dilapidations specialist from start to finish who advised on strategic positioning to counteract the liability, the potential outcomes and the action required to mitigate negative scenarios.
We interrogated the landlord’s claim, wrote a specification of works and obtained contractors’ tenders ready to execute the works and then negotiated the financial settlement. In addition, LSH managed M&E sub consultants, writing their brief, coordinating their input, interpreting and pitching their output.
Throughout the whole process, we reported to the Head of Property at Toys R Us who could then keep the main board informed.
A great result
Using our local market knowledge, we were able to deliver a positive result for Toys R Us. LSH was able to negotiate a settlement of £35,000, a 95% reduction against the landlord’s original dilapidations claim of £727,833.
