Building surveying and reporting

Our range of building surveys and reports can help you assess your property risk, understand technical issues and formulate clear strategic plans to manage your asset.

Our reports are completed by an expert chartered building surveyor, who will look at the specific technical and commercial issues that concern your property assets. Each report is designed to give decision makers and stakeholders the information they need and to be clear and easy to use for experts and non experts alike.

Supporting your decision making – from insurance to dilapidations liability

Our expert chartered building surveyors specialise in surveying and reporting for all situations – from defects analysis to space audits and from insurance to dilapidations liability.

We understand the construction of buildings and how commercial property can be maintained and adapted, as well as the importance of wider commercial considerations, such as technological, legislative, health and safety, environmental and legal liabilities.

No matter what your concern, we can look into it for you. Some of the questions we can help you with include:

What is my dilapidations liability?
Our dilapidations experts will advise you on your liability – our chartered building surveyors manage around 2,000 claims a year. If you’re a tenant, we’ll provide information on mitigating your dilapidations risk; if you’re a landlord we’ll advise you on how to maximise recovery of costs. We’ll also analyse the dilapidations risks associated with break clauses.

What condition is my building in – and what are the possible consequences?
Our condition surveys will evaluate the condition of your commercial property and advise on the risk of obsolescence. We’ll also consider the issues that may have an impact on its letability or value and advise on statutory compliance.

What do I need to know before signing a Schedule of Condition?
We can advise you on how to limit your repairing liabilities before signing a new lease, as well as on recording the condition of a boundary before a neighbour starts a major project.

Do I have suitable building insurance?
Our building re-instatement cost assessments will let you know whether you’re paying for the right level of insurance, the extent of your coverage and the factors that might affect your premium (for instance, being a restricted site or listed building). We assessed over £10 billion in insurance in 2011-12.

What risks do I face from building defects?
Our defects analysis will establish whether defects in your building are putting people at risk. We’ll confirm whether you’re covered by your insurance and advise on whether your building will deteriorate further if you fail to take action.

Does my building comply with the Disability Discrimination Act?
Our audit will evaluate accessibility issues and whether your building complies with the Disability Discrimination Act. We’ll also give advice on your responsibilities under the Equalities Act.

Am I making the best use of my property?
As part of our measured survey our chartered building surveyors will advise you on how efficiently you’re using your space and whether the premises are large enough for your business. We’ll also look at whether you have a compliant lease plan and up-to-date fire plan.
